Let’s take a closer look at using gift funds — because this is one of the most common ways buyers bridge the gap when saving for a home.
First, it really does have to be a gift — not a loan in disguise. The donor has to document that the money doesn’t need to be repaid.
For conventional loans, the donor needs to be a relative by blood or marriage or someone with a close, family-like relationship. Government loan programs are more flexible — they also allow gifts from an employer or even a charitable organization.
And here’s something a lot of buyers don’t realize: if you’re buying a single-family primary residence, your entire down payment can come from gift funds — meaning you may not need to bring any of your own money to closing.
In some cases, the seller can even help. If the seller is an eligible donor — like a family member — they can gift you the equity in the home for your down payment.
And remember that gift funds can also be used to cover closing costs, which makes them even more powerful when you’re trying to minimize out-of-pocket expenses.
Even VA buyers should consider gift funds. You can use them not just for closing costs, but also to pay off debts to help you qualify — and VA guidelines allow gifts from a wider range of donors, including a generous friend.
The key is to plan ahead and document everything properly so there are no delays during the loan process.
